Security Deposit Agreement

I understand that a $500.00 USD Refundable Security Deposit is due upon arrival in cash or travelers checks. The Security Deposit will be refunded upon departure, if there are no apparent damages. This Security Deposit is subject to a satisfactory inspection and inventory report of the home by the owner/manager of the house. Reservations consisting of multiple villas booked by groups have a $1000. USD Security Deposit per villa and is refundable within 2 weeks after departure to insure a complete inspection of properties for possible damages/losses.

Reservations of consisting of more than 2 weeks are subject to a $1000. USD Security Deposit Amount and will be issued refunds by a CHECK in U.S. Dollars drawn on a US Bank. This Security Deposit will be refunded within 1 month after departure (minus any damages or charges). to allow time for such bills as phone and etc to be posted.

I understand in relation to any rental reservation no matter how long or how short that certain expenses may be deducted from my security deposit including, but not limited to, the following:

• Telephone, if available - all long distance calls and airtime used during the rental period
• Repair or replacement of any damaged or missing items, including CD's, Videos, Cassettes, Linens, etc.
• Cost of any extraordinary cleaning of the premises
• Cost for repair or replacement of damaged furniture, appliances, or electronic equipment
• Cost of replacement of missing or lost keys and/or changing of locks

I understand that I am liable for the above costs throughout the duration of my occupancy of the home, even if not caused by myself personally, but by any guest I may have on the premises, whether such guest is occupying the home or not. I also understand that I may be charged the full replacement cost of items. This may include charges for the importation of items from the US and service charges to cover the labor costs of obtaining the same. (Replacement of certain items within Mexico is often very difficult or impossible.)

I understand that only registered guests that I have listed in the Reservation Contract will be permitted on site without prior authorization and that no business or illegal activities are to be conducted on or from the premises whether for profit or not. Maximum number of 2 authorized day visitors allowed at any one time unless special authorized permission for additional guests has been given in writing. All visitors must leave passport with Security when on site. No overnight visitors/non registered guests allowed without prior authorization. I also understand that any organized or spontaneous event/party on the premises in general, in the villa or on the beach front of the property consisting of non-registered guests and/or outside caterers, vendors and providers of event services of any type is strictly not permitted without prior authorization. Furthermore, I understand that violation of this part of the Security Deposit Agreement will result in immediate eviction from the premises and full forfeiture of my security deposit and any remaining monetary value of any remaining days of my rental contract.

I understand that any deliberate actions or irresponsible behavior that could cause damage to the property as a whole; the grounds, the villa and or its contents or injury to any person, guest, employee or visitor on the premises at any time during the duration of my occupancy if not caused by myself personally, but by any guest I may have on the premises, whether such guest is registered in the villa and occupying the home or is a visitor of mine in general will result in my immediate eviction from the premises. Furthermore, I understand that violation of this part of the Security Deposit Agreement and Rental Contract will not only result in my immediate eviction but full forfeiture of my security deposit and any remaining monetary value of any remaining days of my rental contract.

I agree to immediately report any malfunctions or damage to any item, appliance or fixture located in or outside the home or any maintenance problems directly to the staff/manager on-site.

I agree to release and hold harmless any and all parties involved with the rental, management and reservations of the property listed above and the owners and employees of said property and to release and hold harmless it's owners or representatives and the owners of the home for any loss or damage to personal property or for any injury/death.

Check-In Time: 3:30pm (unless prior arrangements are confirmed)

Check-Out Time: 11:00am (unless prior arrangements are confirmed)
